When a Cash-Out Refinance Is the Right Tool for Your Client

A purchase loan gets most of the attention in hard money lending, but a cash-out refinance is often the deal that solves a client's real problem. When a client has significant equity in a property but needs capital quickly, whether to fund a renovation on another property, cover a time-sensitive opportunity, or bridge a gap in their business, refinancing that equity out can be a faster and cleaner path than selling an asset they'd rather keep.

The clients who benefit most from this structure usually share a few things in common: real equity in the property (enough that a conservative loan-to-value still leaves meaningful cash out), a clear use for the capital, and a timeline that doesn't fit a conventional refinance process. A conventional cash-out refinance can take weeks of underwriting and documentation. When a client needs to move on an opportunity now, that timeline is often the actual obstacle, not the equity or the deal itself.

For brokers, the pitch to a client isn't “borrow against your property.” It's “put the equity you already have to work without giving up the asset.” That framing tends to land better, and it's an accurate description of what the loan actually does. On the submission side, these deals move quickly for the same reason any well-documented file does: a current picture of the property's value, a clear statement of what the cash out will be used for, and a realistic plan for how the loan gets repaid, whether through a sale, a refinance into permanent financing, or another source of funds.

If you have a client sitting on equity who keeps saying they don't want to sell, a cash-out refinance might be the conversation that unlocks the deal.
