Every broker has a handful of deals sitting in a folder somewhere, the ones that didn't quite fit a conventional timeline or box earlier in the year and got set aside for “later.” The fourth quarter is later. And it's actually a good time to revisit them, not a bad one.

Part of this is simple math. Clients with a strong reason to close before year end, a tax position, a 1031 exchange deadline, a seller who wants the deal off their books before January, create real urgency that a conventional process usually can't match. That urgency is exactly what hard money lending is built for. A deal that felt marginal in June because there was no rush can become the easiest yes of the quarter once a hard deadline is attached to it.

The other part is capacity. As the year winds down, loan volume at conventional lenders tends to slow, underwriters take time off, and processes that were already slow get slower. That's not true of how JMJ Funding operates. We're structured to move on a file regardless of the calendar, which means Q4 is often when the gap between a conventional timeline and ours is widest, and most valuable to a client in a hurry.

If you've got a deal that stalled earlier this year because the window felt too tight, or a client who's circling a decision before year end, now is the moment to send it our way. We'd rather look at it in November and tell you quickly whether it works than have it wait until the new year when the urgency, and the opportunity, may have passed.
